Anti-social behaviour and enjoyment of your home

How do i know what rent to pay?

As one of our tenants, you have the right to live in your home in peace and without feeling threatened or unduly disturbed by others.

At the same time we expect you to make sure that no-one in your household upsets or causes annoyance to any of your neighbours. This includes your pets and people visiting you.

Only if everyone shows respect and consideration for everyone else will we have a safe and secure community.

Charlton Triangle Homes has a clear policy on this, which is set out in detail in our leaflets at the back of this handbook. It explains what you can do if you are suffering from nuisance or harassment and what we and others can do to help you. It also includes a diary sheet for keeping records of what happens.

Harassment and hate crime

Charlton Triangle Homes is a richly diverse community with many different races and religions and types of people. Everyone is welcome and we have a zero tolerance of any form of harassment or hate crime.

If at any time you feel threatened or unsafe come and see us straight away and we will immediately set in motion actions to ensure you are protected. We take this extremely seriously and will take fimr action against perpetrators which can include injunctions, anti social behaviour orders and ultimately eviction.

Do not suffer in silence. We are here to help and you should contact CTH straight away.

Domestic violence

Domestic violence is a particular form of hate crime and again we will work with victims to ensure they have access to support and legal advice through our partner agencies. We will never re-house violent partners.

What can i do to help make the area a decent place to live?

If you have any pets, please make sure that they are properly looked after and are not allowed to cause any nuisance to other residents. Dogs, for example, must be kept on a lead on our land and must not be allowed to foul communal areas. Your tenancy agreement sets out quite clearly the kind of animals that you may keep, and we will have no hesitation in taking legal action against any tenant who disregards these rules. Dog mess blights an area and is a health risk to children playing outside. You must clear up after your dog and we have provided dog bins around the area. We will require you to get rid of your dogs if you ignore this and spoil the community for others.

Please dispose of your household rubbish sensibly and ask for our advice if you have a large item to throw away. When you move in, we will explain the arrangements for rubbish collection and recycling and you will find contact details for the Council’s refuse service in Section 5. You must not leave rubbish or other household items such as bicycles or prams in communal areas where they may cause an obstruction to other tenants. Bulky rubbish or rubbish in large bags can be a serious fire risk if it is left to lie around. Please consider your neighbours and do not leave bin liners of rubbish out overnight. This attracts foxes and rats and inevitably will end up with rubbish strewn across the area.

When you move in you will also be told about parking arrangements where you live. Please be aware that if your vehicle is not licensed or roadworthy, you may not keep it on our land and it is likely to be towed away if you do so. (We would like to point out that making a SORN (Statutory Off Road Notification) will not exempt you from this rule because it does not apply to vehicles kept on private land belonging to someone other than yourself. If you own any other kind of vehicle such as a caravan or a van used for business purposes, you must get our permission to park it on our land.

You may not install an aerial or satellite dish on the outside of your property if you live in a block of flats. If you do so, we may remove it. If you live in a house, you still need to get our permission first. All our tenants living in flats are able to access digital television through our communal aerial systems and how this works will be explained to you when you move in.

Sometimes there may be problems with rats or mice or other pests, either in communal areas or in your own home. Please report these to the Repairs Call Centre immediately and you will be advised about what can be done. The Council may be able to deal with the problem or we may be able to send in our own pest control contractors. Sometimes these services are free of charge, but in some cases you may have to pay.

what if my home is burgled or i lock myself out?

If you are unlucky enough to lose your door keys and need to change your locks, you will need to make arrangements for a private contractor to get you back in unless you are elderly or vulnerable, in which case please contact us and we may be able to assist. If your home is broken into, please report this to the police and get a crime reference number. We will then be able to change your locks and carry out any repairs to your doors or windows free of charge.

While the building you live in is insured by Charlton Triangle, you are strongly advised to buy insurance for the contents of your home. We have negotiated a special policy for our tenants (through Family Mosaic, our parent company) and you will have been given a leaflet about this when you moved into your home. Copies of the leaflet are also available from our office. Please be aware that if you are burgled or if your home is damaged by a flood or fire and you do not have contents insurance, Charlton Triangle will not be able to compensate you unless the damage is due to our own negligence.

Things do fail in properties from time to time, such as electrical failures or leaks. Although we try to maintain our properties to a high standard we cannot be expected to know when such things will happen, and it is your responsibility to insure your possessions against such unforeseen events. We will not be able to compensate you if you have not insured your possessions – remember it is other tenants rent money we are responsible for and it is not reasonable to expect others to pick up the tab if you do not have your own insurance.

can i make changes to my home to help me get around it?

If you are having difficulty moving around your home because of a disability or following an illness, please let us know as soon as possible. We can usually carry out various small adaptations, such as fitting grab rails. More extensive adaptations would have to be recommended by an occupational therapist.
